WHAT IS HOME STAGING AND STYLING?
Whether you're selling your home or an investment property, you only get one chance to make a first impression, and Feels Like Home is a design service that provides high end decorative pieces and furniture (if needed) to make that best first impression. Decor and furniture are carefully chosen from Kirsty and Jesse's extensive collection of homewares to match each individual home, and put in place to showcase your home at its best for real estate photos and kept in your home for when buyers are coming through to view for a total of four weeks with an extra two weeks added in for FREE (6 weeks total. If for some reason house hasn't sold in this time, extra weeks can be added for a fee) Take the stress out of selling and ensure your home is going to look its best and sell for the most with the help of Kirsty and Jesse.

Unfortunately the majority of buyers are unable to see past a cluttered, dated or empty home to see it's full potential! In todays competitive market, having a home professionally styled and staged is a way to achieve a quicker sale and top dollar. Figures show (International Institute of Home Staging) that a professionally styled home will sell 30-50% faster and for a 7-17% higher price than a non styled home in the same market. That can sometimes mean an extra $100,000 on a $600,000 property. Your home is likely to be the most valuable asset you ever sell, so it pays to try to get the best price for it.

Once you are ready (the more notice the better) the next step is to contact Kirsty and Jesse for a quote. As each home is different and we cater to each clients needs, we don't have a set fee, but we do have a range of affordable packages to choose from that suit most peoples needs. Next we will arrange to come to your home to work out what is needed. While in your home, if you are living in it while selling, we will also advise on what items/furniture we feel you need to pack up to make way for your home to be styled and staged. We will also advise which of your items we think we can keep and work with. This is a good time to remove any clutter/personal items and also get a head start on packing. Next we will provide a price and once agreed to, a date will be organised for staging and styling to take place. We know it isn't always possible for your home to look like a show home while living in it at the same time, so it is always good to have the real estate photos taken on the same day so the home is looking its best. We also ask that the day before or morning of, the house is cleaned and ready for us to do our job, styling can only do so much if rooms are not clean and looking their best to begin with. You are welcome to clean yourself or we can help organising a professional.
For this package we use your existing furniture and decor you may already have in your home that we think could work with our designs. We advise on which pieces of furniture need to stay or be removed and what needs to be decluttered or cleaned, we also rearrange your furniture to make better use of the space and to also highlight any of the homes features. We then add in our own premium homewares which are things like bedding, pillows, cushions, throw rugs, lamps, photo frames, baskets, books, candles, vases, flowers, towels, decor etc. Items are kept in house for a 6 week period.

For this package we use your existing furniture and decor you may already have in your home that we think could work with our designs and also add in pieces of furniture from our collection. You may need an updated lounge, bedside tables or smaller/bigger furniture items that suit the size of the rooms better, modern dining chairs to make your home on trend or floor rugs to warm up the space. We advise on which pieces of your furniture need to stay or be removed and what needs to be decluttered or cleaned, we also rearrange your furniture to make better use of the space and to also highlight any of the homes features. We then add in our own premium homewares which are things like bedding, pillows, cushions, throw rugs, floor rugs, lamps, photo frames, baskets, books, candles, vases, indoor plants, flowers, towels, decor etc. Items are kept in house for a 6 week period.

This package is for those whose home is completely empty. For this package we fill each room with carefully chosen on trend pieces of furniture and decor from our collection. This includes all furniture and decor for each room and items like floor rugs, artwork for the walls and indoor plants. Outdoor furniture, plants and styling pieces can also be added for an additional price. Items are kept in house for a 6 week period.
